A new townhouse with 79 documented defects

Frederick County, Maryland. Headers bowing above two windows, a coupling already rusting on the fire sprinkler line, and every window in the house recaulked but never painted. Seventy-nine items the builder had missed, documented before our buyer signed.

What the same list would cost the buyer from independent trades if the builder had not corrected it: roughly $9,000 to $17,000 at Maryland rates. The two bowed headers are the largest single line, because correcting a header means opening the wall, and the rest is spread across every trade that touched the house.

A new build is not a finished build. These six are the items we made sure the builder saw before the warranty clock started.

Headers bowing above two windows on a house that is months old

The header above the family room’s left window was bowed, and so was the header over the front-left bedroom window. The framing at the center of the family room windows was out of square. On a brand-new house, a sagging header is a framing question for the builder, not a cosmetic one.

A rusting coupling on the sprinkler side of the backflow preventer

The residential fire sprinkler system ties into the water supply through a backflow prevention device. On the sprinkler side of it, a coupling was already very rusty. The passive radon system in the same utility space was not clearly marked either.

Every window recaulked, none of them painted

The majority of windows throughout the house had been recaulked around the openings and left with bare white caulk beads. Glazing was displaced on one sash and damaged on another, sashes were scratched, and a meeting gasket was out of place. We told the buyer to have every window checked.

Grade sinking beside the porch, and an outdoor unit that is not level

The grade was sinking to the right of the front porch, a downspout and a downspout extension had both been rotated off line, the heat pump sat out of level on its pad, and the siding and flashing were dented near the electric service drop and the back door.

A range pushed far from the wall and a disposal louder than it should be

The range sat unusually far from the wall, leaving a gap between the backsplash and its back. The garbage disposal ran louder than normal. The wall beside the pantry was not square to the flooring and the island trims were poorly finished at the bottom and rough at the back end.

Tile set out of level and grout with voids in the shower surround

In the hall bathroom the tile in the left rear corner at waist level was not properly set, the grout on the right rear wall had voids, and the Schluter strip reveal was inconsistent. In the master bath the mirrors and vanity fronts were not parallel and the corner beside the tub was out of plumb.

All interior windows/paint

  • The majority of the windows throughout the house have been recaulked around the openings but not painted. There are white caulk beads around every window opening. Every window in the house should be checked and painted as necessary.

Family room

  • The framing at the center of the windows is not square.
  • There is a foreign substance on the exterior of the right front window upper sash.
  • Meeting gasket right side of left front window out of place.
  • Glazing on top sash left window is displaced.
  • Header above family room left window is bowed.
  • The thermostat at the bottom of the steps on the main level is not level.

FL bedroom

  • Header bowed above window.

Utility

  • The passive radon system is not clearly marked.
  • There is a coupling on the sprinkler side of the back flow prevention device that is very rusty.

Finished basement

  • Side window squeaks when closing.
  • Caulk not finished on left side, front window.
  • Trims around to cover for electric panel not finished.
  • Blank cover plate beneath the electric panel is crooked. Wrong type screws used.
  • Paint over spray on the bottom of the sliding glass door on the left on the trim.
  • Left tilt latch on the back window is the wrong color.
  • Top sash side window scratched.

Kitchen

  • Paint overspray on both sides of the rear door sweep.
  • Quarter round beneath the rear door not finished
  • Very rough finish between rear door and casings beneath the strike.
  • Wall to the right of the pantry is not square to the flooring.
  • Range is unusually far from the wall creating a gap between the backsplash and the back of the range.
  • Void in the caulk at the strike plates for the pantry door.
  • Scratch on the freezer door.
  • Garbage disposal is making a louder than normal noise.
  • Panel trims on the front of the island at the bottom are poorly finished
  • Rough finish on back end of island.
  • Bottom rail at top of steps is lifted near the wall.

Foyer

  • Bottom of door casing on exterior of bedroom door, strike side, overcut and filled with caulk.
  • Corner of wall left of the front door, out of square.
  • Weatherstripping crimped on front door, strike side top.
  • Sharp end of nail found on the hinge side of the utility room door at the top.
  • Damaged base mold at stair landing in basement.

Master bath

  • Mirrors are not parallel in the center.
  • Corner to the right of the tub is not square or plumb to the floor or the tile.
  • Top sash of window is scratched on the exterior above the tub.
  • Drawers and door is not parallel on the front of the vanity.
  • Glazing damaged on window above toilet.
  • Scratches on exterior of bottom sash of window above the toilet.
  • Cut end of shoe mold to the left of the shower is not painted.

Hall bathroom

  • Side edge up vanity top is damaged on the bottom
  • Tile in left rear corner and waist level is not properly set.
  • Voids and inconsistencies in grout in the right rear wall of the shower surround.
  • Schluter strip not properly set on the top of the tile on the shower surround. Reveal is inconsistent.
  • Waste from drilled holes for drawer front on vanity left behind the pulls

Laundry

  • Damage to the center style on the wall cabinets.
  • Poor refinish on left wall cabinets bottom edge.
  • Excess adhesive on the left bifold door at the top corner.
  • Inside of right bifold door is damaged.

Master bedroom

  • Paint overspray on switch plate by entrance door.

FR bedroom

  • Insulation is not properly fitted at the attic access.

Upper stairs and hallway

  • Rosette at top of steps bedroom level is not flush to the wall.
  • Gap between base mold and door casings to the right of the hall bathroom door.
